## How it works

Estimate = size (sq ft) × cost-per-sq-ft range for the selected tier × metro modifier × site modifier. For hotels the unit is cost per key. An optional "all-in" mode layers soft costs and FF&E onto residential construction figures.

- Metro modifiers: Los Angeles ×1.00, Orange County ×0.97, San Diego ×0.95 (residential); San Diego commercial ≈ ×0.92.
- Residential site modifiers: flat lot ×1.00; hillside +15–35% (new build) / +10–25% (remodel); coastal zone +10–25% (new build) / +8–20% (remodel).
- Residential all-in adder (land excluded): new build +25–40%, remodel +18–30% for soft costs, design, and FF&E.
- Always carry a 10–15% contingency.

## What moves the number most

Square footage sets the scale; these decide where in the range you land: structural sophistication (open spans, cantilevers, frameless glazing add $80–$200/sf), stone & slab budgets, glazing system tier ($150–$400/sf swing on glass-heavy homes), integrated systems (Crestron/Lutron/climate/shade at $80–$150/sf), and custom millwork volume.
