Malibu is the most architecturally and operationally challenging luxury submarket in coastal California. The California Coastal Commission governs almost every project. Most of Malibu is in the Coastal Zone; most coastal-zone projects in Malibu trigger a Coastal Development Permit (CDP); some trigger appellate review at the Commission level. The work of permitting a Malibu project is a discipline in itself.

### Do most Malibu projects need a Coastal Development Permit?

Almost all of them. Malibu is entirely within the Coastal Zone, and any project that creates new structure, exterior modification, grading, or change in use generally triggers a CDP. Some projects are categorically exempt, but most are not. ### How long does Coastal Commission review take in Malibu?

Realistic timeline is 8–18 months for a standard CDP through the City of Malibu Planning Commission, plus an additional 4–12 months if the project goes to appellate review at the California Coastal Commission itself. Some projects can move faster under specific exemptions; some take longer in contested coastal zones.

### Do you handle fire-rebuild work in Malibu?

Yes. Post-2018 (Woolsey Fire) and post-2025 fire-rebuild work is one of our active project categories in Malibu. SB-330 expedited permit pathways apply to like-for-like rebuilds in some cases; we navigate that pathway alongside the standard CDP process.
