## Multifamily & High-Rise Design end-to-end.

Multifamily and high-rise developments don't sell on what they look like once they're built — they sell on what they can be shown to look like, twelve to twenty-four months before the first owner gets keys. That's a visualization problem. And it's the exact problem our digital-twin workflow was designed for.

We design and visualize model units, amenity floors, rooftop programs, lobbies, leasing centers, and full presale collateral for luxury condo and apartment developments. Every interior is built inside a coordinated photoreal model: every finish, fixture, custom built-in, lighting scene, and FF&E item placed exactly as it will be installed — so when leasing brochures, broker decks, social campaigns, and investor materials need imagery, it all comes from one source.

We work with developers, design-build firms, and CRE investors on projects ranging from boutique 12-unit Westside condo buildings to 200-unit luxury high-rises in DTLA and downtown San Diego. The deliverable is a complete presale and brand-ready visualization library plus the construction documents to build the spaces as shown.

## Common questions about multifamily & high-rise design.

### Do you work with developers or with design-build firms?

Both. About 60% of our multifamily engagements are direct with the developer / sponsor; 40% are with the design-build or architecture firm of record where we are brought in for interior design, model-unit specification, and the visualization package.

### What does pre-sale visualization actually cover?

A typical pre-sale visualization package includes: 8–20 photoreal stills per unit type at multiple times of day, one cinematic flythrough animation (60–90 seconds), interactive 360° walkthroughs of model units, photoreal renderings of every amenity space, lobby and arrival imagery, exterior architectural renderings (day, dusk, night), and a cloud-based virtual tour portal brokers can share by link.

### Can you design the amenity floor and lobby separately from the model units?

Yes — about a third of our multifamily engagements are amenity + lobby only. Owners who already have a unit interior package frequently bring us in to elevate the amenity program and visualization, because amenities are the highest-leverage marketing surface in luxury multifamily.

### Do you handle the construction documents, or just the renderings?

Both. The same model that produces the photoreal pre-sale imagery generates the FF&E schedules, finish standards, and interior architecture drawings the builder works from. There is no gap between marketing and construction.

### Can you visualize unbuilt rooftop and outdoor amenity space?

Yes. Rooftop pools, outdoor kitchens, fire-feature lounges, cabana arrangements, and view-corridor analysis are core to our multifamily work. We use real GIS site data + accurate sun-path simulation so the view renderings reflect what the actual unit will see.

### How early in the development cycle should we engage?

As early as architectural massing. Multifamily visualization is most valuable when it can inform unit-mix decisions, amenity program scope, and lobby/arrival architecture. Bringing visualization in at construction-document phase still works but leaves marketing-relevant design decisions on the table.

### Do you work on conversion projects (office-to-multifamily, hotel-to-condo)?

Yes. We have active project experience on adaptive-reuse multifamily, including office tower conversions, hotel-to-condo conversions, and historic-building residential conversions. We bring an on-site LiDAR scan team to capture the existing condition, then design the conversion on top.

### What size of multifamily project do you usually work on?

Project scale ranges from 12-unit boutique condo buildings through 250-unit luxury high-rises. We do not work on mid-market or income-restricted multifamily; our entire workflow is built for the top-of-market luxury tier where photoreal visualization and high-design amenities are the selling proposition.
