## Office & Tenant Improvement Design end-to-end.

Office design has been re-set in the last five years. The default cubicle floor plate is dead. The brand-anchored, talent-anchored, design-forward workplace is the new baseline — and tenants pay for the build-out because the office is now a recruiting tool, a brand expression, and an executive amenity all at once. Visualization-first design lets the tenant, the brand team, and ownership see the office at human scale before lease commitment and before construction commits the layout.

We design creative office, executive suites, professional-services workplaces, talent-anchored open plans, hybrid-work hubs, and full tenant improvement (TI) build-outs. Every office is built inside a 1:1 photoreal digital twin — circulation, daylight, sightlines from the front door, executive office, conference room, kitchen / pantry / lounge — walked in VR before construction commits.

We work with tenant clients, CRE brokerage teams, building owners, and ownership-led TI programs on projects ranging from 5,000-square-foot boutique tenant fit-outs to 50,000-square-foot full-floor headquarters. The deliverable is the brand-aligned interior design, the construction documents to build it, and the photoreal pre-construction imagery to align stakeholders on the new workplace before a single demising wall comes down.

## Why visualization-first matters for office & tenant improvement design.

Office TI projects fail in the gap between what the tenant's leadership team imagines and what they actually walk into on move-in day. A floor plate that works in 2D can feel dead in 3D. A conference-room sightline that reads on plan can be wrong at human scale. An open-work zone designed without daylight analysis can be unusable on a sunny Tuesday.

FAQs

## Common questions about office & tenant improvement design.

### Do you only design large headquarters, or also smaller tenant fit-outs?

Both. We have active project experience on boutique 5,000-square-foot tenant fit-outs through 60,000-square-foot full-floor headquarters. The visualization workflow scales — what changes is the program complexity, the FF&E intensity, and the brand-environment depth.

### Can you visualize the office before we sign the lease?

Yes — pre-lease visualization is one of the highest-leverage moments for office TI. Photoreal renderings of the proposed program inside the actual lease box (using the landlord's as-built drawings or our own LiDAR site capture) lets executives commit to a lease with confidence and gives the broker leverage in TI negotiations.

### What about hybrid-work specific design — focus rooms, phone booths, zoom-ready conference rooms?

Yes. Hybrid-work has rewritten the office program. Focus rooms, sound-isolated phone booths, video-conference-optimized conference rooms (lighting, acoustic treatment, camera height), and the right mix of open work / quiet work are programmed and visualized as core to every modern TI engagement.

### Do you handle MEP, HVAC, and structural coordination on TI?

We coordinate with MEP, HVAC, fire-protection, structural, and IT/AV consultants from feasibility forward. Our role is interior architecture and brand-environment design; we do not perform MEP/structural engineering directly, but we coordinate, integrate, and own the design intent across all consultant deliverables.

### Can you work with our brand or design team?

Yes. About 40% of our office work is for tenants whose brand team already has a visual language we are designing to. We work directly with in-house brand teams, external brand-design firms, and creative directors to deliver a workplace that is on-brand from logo to ceiling.

### What does FF&E procurement look like for office?

Office FF&E is a different category from residential — contract-grade seating, height-adjustable desking, conference furniture, lounge upholstery, custom millwork. We specify against the workplace strategy + brand and coordinate with the procurement firm, dealer, or direct-to-manufacturer path the client prefers.

### Do you do executive office and C-suite design?

Yes. Executive suite, C-suite office, board room, and executive lounge are common scopes inside larger TI engagements. These are often the highest-finish-grade rooms in the project and get the most concentrated FF&E and millwork specification.

### How early should we engage you in the TI process?

Before lease commitment is ideal. We can also join at LOI, lease signing, schematic design, or construction documents, but value compounds the earlier we begin — pre-lease visualization is where TI dollars get protected and lease terms get optimized.
