Do you charge per project or on retainer?
Both. Most builders, developers, and architects start project-by-project; we move to a master service agreement once we've shipped together. Brokerages and real estate firms typically engage on a per-listing or annual retainer with defined turnaround SLAs.
Do you white-label deliverables under our firm?
Yes, where it fits the engagement. We can produce drawings, renderings, and VR experiences with your firm's title block and branding. Co-branded and Vividly Built-branded options are also available.
Do you work in-house or sub-contract the work?
Everything is produced in-house by our staff designers, BIM modelers, and visualization artists in Los Angeles, San Diego, Dallas, and Austin. We do not outsource visualization or drafting.
What file formats do you work in?
Revit (RVT), AutoCAD (DWG), SketchUp (SKP), Rhino (3DM), 3ds Max, FBX, OBJ, IFC. We can hand off drawings as PDF + DWG and BIM models as RVT + IFC.
What is the typical turnaround?
Photoreal stills: 1–3 weeks from a finalized model. Full design + CD package for a single-family luxury home: typically 4–6 months. Sales-center package for a multifamily tower: 8–14 weeks. Listing renderings: 5–10 business days.
How do you handle NDAs and IP?
Mutual NDAs are standard before any project information crosses. IP terms are negotiated per engagement — most clients retain full ownership of the design and deliverables with us retaining portfolio rights subject to confidentiality.
Can you co-present to our clients?
Yes. We co-present in your studio, in our LA, SD, Dallas, or Austin studios, or remotely over Zoom and VR. Many of our developer and architect partners use co-presented VR sessions as the closing meeting.

What does the engagement cost?
Scoped to the project. Renderings start at four figures; full design + visualization packages for luxury custom homes typically run mid-six to low-seven figures depending on scope. Our cost calculator gives a quick range for construction; design fees are quoted separately.
Who is our point of contact?
A senior principal owns the relationship; a project lead runs day-to-day. You will not be bounced between account managers.
