Every surface a guest touches has to perform — visually, operationally, on the brand standard, and across the duty cycle of a thousand turn-overs a year. Get any one of those wrong and your ADR softens, your reviews trend down, and your operator starts losing the conversation with ownership.
We design hospitality programs end-to-end: guest rooms, suites, signature suites, lobbies, arrival sequences, F&B (signature restaurant, lobby bar, all-day dining, in-room dining), spa and wellness, fitness, pool deck, meeting and event space, and back-of-house. Every space is built inside a coordinated photoreal digital twin so brand stakeholders, ownership, operators, and the design team are looking at the same source of truth — months before construction.
We work with hotel ownership groups, independent operators, branded-residence developers, and hospitality investors on projects ranging from 20-key boutique conversions to 200-key full-service properties. The deliverable is the design + visualization + construction documents to build the property as shown, plus the brand-ready photoreal imagery that lets sales, marketing, and PR open ahead of physical opening.
Why visualization-first matters for hospitality & hotel design.
Hospitality projects are large, slow, and brutally expensive to change once construction begins. A guest-room layout that reads fine in a brand-standard book can fall apart at 1:1 scale. A signature-suite millwork detail that the design team loves can fail value engineering. A lobby moment that wins the design competition can underperform in real foot traffic.

Common questions about hospitality & hotel design.
Do you work on branded hotels, or only independent boutique properties?
Both. We have active project experience across independent boutique hotels (15–60 keys), branded boutique conversions, branded full-service properties, and branded residences. For branded work, we coordinate directly with the brand-standard team and the operator on FF&E, guest experience, and back-of-house standards.
Can you design only the F&B / spa / amenity program, not the guest rooms?
Yes. About a quarter of our hospitality work is amenity-only — signature restaurant, lobby bar, spa wing, or pool deck — for properties where guest-room design is handled by the brand or another firm. These amenity engagements typically include full visualization for sales and marketing alongside design.
What does hospitality FF&E procurement look like?
Hospitality FF&E is a different animal from residential. Higher duty cycle, longer lead times, hospitality-grade construction standards, and full specification packages handed to the procurement company or hotel ownership. We work with both single-source procurement firms and multi-vendor approaches; we deliver fully specified FF&E packages aligned to either approach.
Can you handle adaptive reuse — office tower to hotel, retail to hospitality?
Yes. Adaptive-reuse hospitality is a growing category — and one where the digital-twin approach has the highest value, because the existing building geometry constrains every design move. We LiDAR-capture the existing structure, build a millimeter-accurate digital twin of the as-is condition, then design the conversion on top.
How early should we engage you?
At feasibility, if possible. Hospitality projects benefit enormously from visualization-driven feasibility — being able to walk a proposed program inside the building before committing to architectural drawings is the single highest-leverage moment for owners and investors. We can also join at schematic, design development, or construction-document phase, but value compounds the earlier we begin.
Do you handle the brand standard documentation?
For independent properties, yes — we develop the visual brand standard inside the design. For branded properties, the brand owns the brand-standard documentation and we coordinate our design to it. Our FF&E packages and finish specifications are written to brand-standard format on branded projects.
What kind of hotels do you NOT work on?
We do not work on limited-service or budget hospitality. The visualization-first workflow is built around the top of the market — full-service boutique through luxury full-service — where photoreal pre-build imagery and high-design materiality are core to the property's positioning.
Can you design the spa and wellness program separately?
Yes — spa and wellness is a specialized vertical we design across both hospitality and standalone wellness projects. Treatment rooms, hammam, hydrotherapy, cryo, sauna, vitality pools, lounge, retail, and back-of-house all integrate into the digital twin.
