Luxury residential is what we were built around. Every primary residence, weekender, estate, and architectural rebuild we design moves through the same end-to-end pipeline: site capture, architectural concept, full interior, custom millwork and FF&E, lighting and finish coordination, and a 1:1 photoreal digital twin walked in VR before construction begins. The result is a home where every room, every elevation, every sightline has been seen and approved at human scale — months before the first wall goes up.

We work across all of California's luxury markets, with active project work in Los Angeles, San Diego, and the broader Southern California region. Most of our residential clients are owners building or remodeling at the $3M–$25M+ range in markets like Bel Air, Beverly Hills, Pacific Palisades, Malibu, Pasadena, La Jolla, Rancho Santa Fe, and equivalent destination neighborhoods. Architecture, interiors, finishes, lighting, custom cabinetry, and visualization are coordinated by a single team — so the design that gets handed to your builder is a single, unambiguous, photoreal source of truth.

Why visualization-first matters for luxury residential design.

Residential work has the lowest tolerance for ambiguity. A change order on a kitchen wall is $40k. A staircase decision made on a foundation slab is $120k. A finish swap during install can cost six figures and three months. The digital-twin process moves every one of those decisions to a point where changing your mind is free.

By the time we hand your builder the documents, the home has already been built — on a server, walked in VR, signed off room by room. That's why our residential projects ship with zero or near-zero field-driven change orders on the design side.

Common questions about luxury residential design.

Do you work on both new construction and remodels?

Yes. About half of our residential work is ground-up new construction; the other half is full-gut or partial remodels. The visualization-first workflow applies to both. For new construction we work from architectural massing through full FF&E. For remodels we begin with a LiDAR site capture of the existing structure so the digital twin matches reality to the millimeter, then we design the new condition on top.

What does a luxury residential engagement actually cost?

Full architectural + interior + visualization scope on a $5M–$25M residential project typically runs 10%–18% of construction cost, depending on scope complexity and FF&E intensity. Smaller scopes (interior-only refresh, single-room remodels) are fixed-fee. Which neighborhoods do you work in?

Active residential work across Bel Air, Beverly Hills, Holmby Hills, Pacific Palisades, Malibu, Hollywood Hills, Brentwood, Manhattan Beach, Hidden Hills, Calabasas, Westlake Village, Pasadena, San Marino, La Cañada, Newport Beach, Laguna Beach, La Jolla, Rancho Santa Fe, Del Mar, and Coronado. We also serve select markets in Dallas and Austin from our studios there. Travel is built into the engagement when projects warrant it.

How long does a residential project take from start to construction-ready?

A typical new-construction luxury home reaches construction-document sign-off in 24–36 weeks (architecture + interior + visualization, in parallel). A full home remodel typically signs off in 16–28 weeks. An interior-only refresh on a single floor is 8–14 weeks. Do you work with the client's builder, or do we need to hire yours?

We work with your builder. About 70% of our projects use a GC the client selects. Our deliverable is designed to be unambiguous for any qualified GC — drawings, schedules, FF&E specs, finish details, photoreal renderings, and a coordinated digital twin that the GC can reference on-site from any device.

What about LEED, Title 24, or net-zero residential design?

California Title 24 compliance is built into our standard process — solar PV, battery storage, all-electric specification, and high-performance envelope are addressed at architectural design. Can you handle a Coastal Commission, Hillside Ordinance, or Mello Act project?

Yes — we have active project experience under the California Coastal Commission CDP process (Malibu, Newport Coast, La Jolla coastline), the LA Hillside Ordinance (Bel Air, Beverly Hills, Hollywood Hills), and Mello Act compliance for coastal multifamily/conversion work. We coordinate with the appropriate civil, geotechnical, and land-use consultants from feasibility forward.

Do you offer VR sign-off remotely?

Yes. Our VR walkthrough package can be reviewed in our studio, in your home or office (we bring the rig), shipped to you for in-house review, or experienced via cloud-based 360° on any browser. Out-of-state and international clients regularly sign off without traveling.
